Bringing in a professional photographer to capture the brilliance of the home is a must!
Most photographers have a knack in showing off the character and quality of a home through an image, this is not an easy thing to do. Being able to show off the best attributes of the home, eliciting an emotional response in the viewer, all leading to that potential Buyer setting up a showing, is truly a work of art.
I always meet my photographer at the home, say hello and take a tour of the home to verify certain shots will make it on the list. Each home is unique, certain features are home runs, warranting several shots and angles. The views, the amazing tile work in the bath, the stunning woodwork that warms the home. While other areas…maybe not so much. It is our job to know the difference and present them accordingly.
Images captured by drone can further solidify the emotional hook in a potential Buyer, highlight the view, the lay of the land that the home is located on, the interesting overhangs and architecture. All of this can take on a new life when viewed through a flying machine with a high definition camera.
For 44% of recent buyers, the first step that they took in the home buying process was to look online at properties for sale. Among them, 87% of buyers found photos and 85% found detailed information, such as floor plans, about properties for sale very useful. According to the National Association of Realtors®
Have you ever seen a home and been blown away? Then you leave and have questions that come to mind; Where would we put the TV? Will the master bedroom fit a king size bed? Will the closet fit my 250 pairs of shoes?
The floor plan is an integral part in marketing a home, being able to show an interested Buyer the layout of the home with numbers that show the size of the rooms allows that Buyer to plan where the overstuffed recliner will go! This will allow that Buyer to have a reference when the questions start popping to mind. Paired with amazing photos a floor plan can be what sells the home!
